Short answer
- Termites are excluded from Dubai Municipality's free pest control, so you need a private company.
- Dubai Municipality's approved list has a separate section for termite control; check the company is on it.
- Common signs: mud tubes on walls, hollow-sounding wood, droppings, cracked paint on wood, discarded wings.
- Quoted villa costs vary hugely, from about AED 349 on a marketplace page to AED 2,500–12,000 in a 2026 blog estimate.
- In a rented villa, termite damage is usually raised with the landlord as structural maintenance.

If you find termites in a Dubai villa, you need a private pest control company: termites are excluded from Dubai Municipality's free service. Choose a company from the separate termite section of Dubai Municipality's approved list, get an inspection and a written quote, and expect the price to depend on the size of the villa and the extent of the damage. If you rent, report it to your landlord in writing straight away.
Prices below are estimates from marketplaces and a property blog, with dates. They are not quotes. Termite work is almost always priced after an inspection.
Does Dubai Municipality treat termites for free?
No. Dubai Municipality's free public health pest control service covers pests that carry disease or are poisonous. According to dubizzle's guide (August 2024), termites are excluded because they damage property rather than posing a public health risk. See Dubai Municipality free pest control for what the free service does cover.
That means a termite job in a villa is always a private contract, paid by whoever is responsible for the property.
What are the signs of termites in a villa?
ServiceMarket's Dubai termite page and its blog post on termite risk factors (modified January 2026) list these signs:
| Sign | Where to look |
|---|---|
| Mud tubes (thin earth tunnels) | Outside walls, foundations, garden walls, along skirting or inside cupboards near the ground |
| Hollow-sounding wood | Door frames, skirting boards, built-in wardrobes, wooden decking; tap with a screwdriver handle |
| Droppings (frass) | Small pellets near wooden fittings |
| Cracked or bubbling paint on wood | Frames and wooden panels |
| Swarms or discarded wings | Near windows, doors and lights |
The same ServiceMarket post names the subterranean termite as one of the most common pests in the UAE, and lists three risk factors around a villa: moisture (poor drainage, misaligned sprinklers, leaking taps, AC condensation), poor ventilation, and wood touching soil, such as decking or planters laid straight on the ground.
If you see these signs, do not break open mud tubes or spray them with household products. Take photos, note where they are, and get an inspection.
How much does termite treatment cost in Dubai?
The published figures do not agree, which is a warning in itself.
| Source and date | Figure quoted | What it says about it |
|---|---|---|
| ServiceMarket termite page, seen 23 Oct 2026 | About AED 199 (studio) to AED 349 (5-bed villa), plus VAT | Exact cost depends on an on-site assessment |
| ServiceMarket cost guide, modified 24 Mar 2026 | No figure | Termite work is quoted after assessing the infestation and may take much longer than general pest control |
| Real Estate Club Dubai blog, June 2026 | Roughly AED 2,500–7,000 for a standard villa; AED 8,000–12,000 for large plots and full liquid-barrier treatments | Calls termite work custom-quote only; warns a flat AED 500 phone offer is a spray, not a full solution |
Why the gap? A starting price on a marketplace is the entry point for a visit, not the cost of treating a villa with active damage. The bigger figures in the blog include full liquid-barrier treatments and large plots. Neither source is a rule, and neither has inspected your home.

How do you find an approved termite company?
Dubai Municipality publishes a monthly list of approved pest control companies. The list page shows a document dated 3 September 2026. In the July 2026 version we reviewed, termite control companies appear in a separate list from general pest control.
Dubai Municipality's classification guide (June 2026) lists termite control as its own authorised activity, alongside general pest control and fumigation. So a company approved for general pest control is not automatically approved for termite work.
How to check:
- Open the current list from the Dubai Municipality approved companies page.
- Go to the termite section and search for the company's name.
- Compare the phone number and email with the ones the company gave you.
- On the day, ask to see the technician's Pest Control ID card.
Our guide on how to check a company is DM-approved walks through it step by step. Dubai Municipality says being on the list is not a recommendation, and we do not recommend or rank companies.
What should you ask a termite company?
ServiceMarket's termite questions guide (modified February 2024) suggests asking about safety, time, follow-ups and contracts. Based on that and the cost sources above, ask:
- Is the company on the termite section of the DM list?
- Will you inspect first, and is the inspection free?
- What method will you use, and why for this villa?
- How many visits, over what period?
- What happens if termites return: is there a written warranty, how long, and what does it cover?
- What precautions are needed for children and pets? (Then check with your doctor or vet.)
- Are you insured against damage to the home?
- Can I have the scope, schedule, warranty and price breakdown in writing?
Do not accept a phone price for a "termite treatment" without an inspection. Never use fumigant tablets yourself: aluminium phosphide is illegal in homes (see why it is banned).
Who pays for termite treatment: landlord, tenant or owner?
If you rent: there is no pest-specific rule. Article 16 of Law 26 of 2007 makes the landlord responsible for maintenance and repairs unless the contract says otherwise. Gulf News (updated August 2026) reported that structural problems and defects affecting habitability stay with the landlord and cannot be fully shifted to the tenant. Termite damage to frames, doors and structure is usually raised with the landlord on that basis. Report it in writing with photos, as soon as you see it: Gulf News also notes that late reporting can make a tenant liable for extra damage. See who pays for pest control and what to do if your landlord refuses.
If you own: it is your cost. If the villa is in a community with an owners' association, ask management whether shared areas and gardens are treated, since termites do not stop at plot boundaries.
If you are buying or moving in: ask for any termite treatment records and warranty, and consider an inspection before you sign.
How can you lower the risk of termites coming back?
Based on ServiceMarket's risk-factor post (January 2026):
- Fix leaking taps, pipes and AC condensation lines near walls.
- Adjust sprinklers so they do not soak the walls.
- Keep wood, cardboard and timber off bare soil.
- Improve airflow in closed, damp spaces.
- Inspect frames and garden edges regularly, and treat promptly if you see signs.
What to check before you act
- Termites are not covered by the free Dubai Municipality service.
- Check the company appears in the termite section of the current DM list.
- Get an inspection and a written quote, method, schedule and warranty.
- Treat price figures as estimates; compare like with like.
- Tenants: report to the landlord in writing, with photos, straight away.
- Never use fumigant tablets or "bombs" at home.
