Bed bug treatment in Dubai: heat vs chemical, cost and visits

Heat or chemical bed bug treatment in Dubai? How each works, how many visits, how to prepare, dated cost estimates, and why 'from AED 129' quotes go up.

Short answer

  • Chemical treatment usually takes two or three visits spaced apart; heat is usually one visit of about six to eight hours.
  • A June 2026 blog estimate put a one-bedroom flat at AED 800–1,500 for chemical and AED 1,500–3,000 for heat.
  • Marketplace 'from AED 129' prices usually cover one inspection and spray in one home, not a full programme.
  • Preparation matters: wash and hot-dry fabrics, reduce clutter, and follow the company's checklist.
  • Never buy pesticide 'bombs' or tablets for bed bugs. They are banned in UAE homes and have killed people.

Bed bug treatment in Dubai is usually either chemical, which typically takes two or three visits spaced apart, or heat, which is usually a single visit of about six to eight hours. Heat is generally quoted higher. A June 2026 property blog estimated AED 800–1,500 for chemical treatment of a one-bedroom flat and AED 1,500–3,000 for heat, far above the "from AED 129" prices shown on marketplaces.

Every price on this page is an estimate from a named source on a stated date. We do not sell or book treatments.

How does chemical bed bug treatment work?

A licensed technician inspects the home, then treats the places bed bugs hide: mattress seams, bed frames, headboards, sofas, skirting boards and cracks.

In a December 2023 Gulf News report, a Dubai-based safety manager at a pest control company said chemical treatment usually needs two or three visits at planned intervals to break the life cycle (Gulf News, 2023). He also described an option that combines insect growth regulators (which stop young bugs developing) with products that kill adults, alongside a detailed inspection.

Why more than one visit? Eggs survive many treatments. The US Environmental Protection Agency (EPA) says bed bug eggs resist many control methods and that steps may need repeating to kill bugs that hatch later (EPA).

How does heat treatment work?

The company uses specialist heaters to raise the temperature of the room and its contents until bed bugs and eggs die. An archived EPA page gives one benchmark: at least 49°C (120°F) held for 90 minutes to make sure eggs are killed, with higher temperatures needing less time (EPA, 2021 archive).

The manager quoted by Gulf News in 2023 said heat kills all stages of bed bugs, is non-toxic and odourless, and takes about six to eight hours as a one-time job. That is the company's description, not an independent test.

Do not try this yourself by turning off the AC on a hot day or using heaters. The EPA warns that raising indoor temperatures with a thermostat or heater does not work and is dangerous.

Heat vs chemical: which should you choose?

Chemical Heat
Visits Usually 2–3, spaced apart (Gulf News, 2023) Usually 1, about 6–8 hours (Gulf News, 2023)
Time out of home Per visit; follow the company's written time At least the 6–8 hours of treatment
Eggs Follow-up visits catch bugs that hatch later Aims to kill all stages at once if heat reaches everywhere
Estimated cost, 1-bedroom AED 800–1,500 (Real Estate Club Dubai, June 2026) AED 1,500–3,000 (same source)
Good to know Ask which products, and for the safety data sheet Ask which items must be removed before the heaters go in

Things that may push you one way:

  • Pets, babies or pregnancy at home: ask your vet or doctor about the products before a chemical treatment. Our guide to pest control with cats and dogs has questions to ask.
  • A whole building problem: treating one flat may not be enough if neighbours have bed bugs too. Tell building management.
  • Budget: a cheap single spray that misses eggs can cost more in the end, as the 2026 blog warns.

Why do "from AED 129" quotes go up?

A starting price usually covers the smallest job. Common reasons the final bill rises:

  • More visits. Urban Company's bed bug listing describes inspection and spray but does not state a number of visits. The 2026 blog says a follow-up 10–14 days later is almost always needed, and a quote without one is not a complete treatment.
  • More rooms and furniture. Sofas, extra bedrooms and mattresses add time.
  • A bigger home. ServiceMarket's own table rises from AED 149 for a studio to AED 399 for a five-bedroom villa, before VAT.
  • Heat instead of spray.
  • VAT. ServiceMarket's prices exclude VAT.

Worked example for a one-bedroom flat, using the sources above: a "from AED 129" spray for the bedroom, plus a follow-up, plus the sofa and living room, can quickly move towards the blog's AED 800–1,500 range for a full chemical programme. Always ask for the total for the whole programme in writing, and what happens if bed bugs return within the warranty period. Urban Company's listing showed a 30-day warranty when we checked.

The same blog says to be suspicious of offers around AED 150 per room. A very low price is also a classic sign of an unlicensed operator.

How do you prepare your home for bed bug treatment?

Follow the company's own checklist first. Common steps from the sources:

  • Wash affected fabrics. Urban Company asks customers to remove and wash affected furnishings and clothing before the visit. Gulf News (2023), citing Dubai Municipality advice, suggested washing in hot water and drying on a hot setting.
  • Use a hot dryer. The archived EPA page says 30 minutes on high heat in a dryer; washing alone generally will not kill bed bugs.
  • Bag clean items in sealed plastic bags so they do not get reinfested.
  • Reduce clutter. The EPA says clutter gives bed bugs places to hide.
  • Do not move items to other rooms unless the company says so; you may spread the problem.
  • Mattress encasements can trap bed bugs inside, the EPA says. Ask the company if it recommends them.

Why should you never buy bed bug "bombs"?

Because they kill people. Aluminium phosphide tablets, sold illegally as "bombs", are most often bought to kill bed bugs, The National reported in 2016, when Dubai Municipality said the chemical had killed 10 people in Dubai in a year (The National, 2016). The gas has spread through AC ducts and killed neighbours. Read why aluminium phosphide is banned.

Even legal foggers are a poor choice: the EPA says fogger spray does not reach the cracks and crevices where bed bugs hide.

How do you check hotels and second-hand furniture?

Bed bugs cannot fly. They hitchhike on luggage, second-hand furniture, taxis, planes, the metro and hotels, Gulf News reported in 2023. Its travel advice included:

  • Check the room on arrival: sheets, mattress seams, pillows, behind the headboard, upholstered chairs and drawers.
  • Keep luggage on a hard, raised surface, not the bed or carpet.
  • Look for small black spots, blood stains, bugs or eggs.
  • If you find signs, tell the hotel and ask for another room.

At home, Khaleej Times advised washing clothes straight after travel and keeping luggage in a sealed plastic bag outside bedrooms (Khaleej Times). The same article said there is no evidence bed bugs transmit disease. If bites trouble you, ask a doctor or pharmacist.

Before buying a second-hand mattress, sofa or bed, inspect the seams, joints and underside closely. Gulf News (2023) listed inspecting used furniture among Dubai Municipality's prevention tips. If you throw away infested furniture, the EPA suggests doing it so nobody else takes it home.

How do you know the treatment worked?

The EPA suggests interceptors (small cups under bed legs) to catch bugs, checking at least every 7 days, and continuing to check for at least a year. If you see live bed bugs after the last visit, contact the company within its warranty period.

What to check before you act

  • Is the company on the Dubai Municipality approved list?
  • Is the quote a total for the full programme, including follow-ups and all rooms?
  • Heat or chemical: which suits your home, pets and budget?
  • Have you got the company's preparation checklist in writing?
  • Never buy "bombs", tablets or unlabelled pesticides.

Questions people ask

Is heat treatment better than chemical treatment for bed bugs?

Each has trade-offs. Heat, as described by a Dubai pest control manager in 2023, kills all life stages in one visit of about six to eight hours, while chemical treatment usually needs two or three visits. Heat is usually quoted higher.

How much does bed bug treatment cost in Dubai?

Marketplaces advertise from about AED 129 for an apartment (Urban Company) or AED 149–399 plus VAT for single-pest treatment (ServiceMarket, March 2026). A June 2026 property blog estimated AED 800–1,500 for chemical treatment of a one-bedroom flat and AED 1,500–3,000 for heat.

How many visits does bed bug treatment need?

Chemical treatment usually needs two or three visits at planned intervals to break the life cycle, Gulf News reported in 2023. One 2026 blog said a follow-up 10 to 14 days later is almost always needed and a quote without one is incomplete.

Do bed bugs spread disease?

Khaleej Times reported that there is no evidence bed bugs transmit disease. Bites can itch, and scratching can lead to infection, so ask a doctor or pharmacist about bites.

Can I treat bed bugs myself with a bug bomb?

Do not use 'bomb' tablets: aluminium phosphide is banned in UAE homes and has killed neighbours. Even legal foggers do not reach the cracks where bed bugs hide, according to the US EPA.
